Lincoln South Development

This website has been created as a place where the local community can provide feedback and suggestions, positive and negative, directly to the developers and provide more information for those who are interested in the proposed development.

Selwyn is one of New Zealand’s fastest growing districts, with a population of about 70,000 residents – up from 28,000 residents 20 years ago. There is an urgent need for more land, with housing demand currently outstripping supply and limited land available for new builds, leading to increasing and unaffordable house prices.

The Lincoln South development, located at 1491 Springs Road, Lincoln, will provide up to 1,710 new residential sections.  It is anticipated to be a long-term development that will take 10 to 20 years to complete with lots coming up for sale in stages — pending market demand.

The subdivision will ensure one large master plan covers the next stages of South Lincoln’s development, rather than several unrelated and disjointed subdivisions.

A range of small to medium residential lot sizes will meet the modern lifestyle needs of first home buyers seeking warm, energy efficient homes.  Larger sections will also be available, which will see Lincoln South create a diverse community catering to people of different ages and income levels.

There is considerable interest in the proposed new subdivision. It is important to the developer, Carter Group, that this development maintains Lincoln’s character and rural feel, and incorporates the feedback and desires of the local community.

UPDATE:

On 8 June 2022 the Selwyn District Council accepted the commissioner’s recommendation to rezone the Lincoln South development. The commissioner acknowledged that there will be significant ecological benefits from the rezoning, including enhancing and protecting the existing waterways, compared to leaving the land in its present rural zoning.

“This development is about being able to own your own home – we simply need more houses to be built to cater to a fast growing district.

“We will have a range of sections on sale so we can create a diverse community. We particularly want to cater to families who haven’t been able to think about owning their own property before.

“We want to build affordable warm houses so they can be a part of a vibrant wider community.”
